Job Title: HUD Maintenance
Reports to: Apartment Manager
Summary of Position:
Provides operational and maintenance support repairing and maintaining facility and systems as needed under direction of the Apartment Manager and or the HUD Director.
Summary of Position:
Must have the ability to work with seniors and display sensitivity to their needs. Performs all housekeeping, preventative and repair maintenance functions needed to keep the building clean and in good repair, as well as grounds maintenance summer and winter.
Essential Functions:
- Work the schedule agreed upon and serves “on call” when needed
Note: This schedule and/or building assignment may be changed or modified at any time, for any reason. - Perform routing preventative maintenance as scheduled to maintain the buildings, equipment and safety systems.
- Perform grounds maintenance which includes, but is not limited to, grass cutting and trimming, tree and shrubbery trimming, and trash pick-up.
- Housekeeping responsibilities will follow a schedule of pre-planned daily duties, as well as accommodating unplanned housekeeping needs, including the changing of dumpsters.
- Observes all policies that deal with residents rights, including confidentiality.
- Adhere to all policies and procedures spelled out in the St. Andrew’s Employee Handbook and Corporate Compliance Plan.
- Follow all St. Andrew’s safety regulations and the St. Andrew’s disaster plan.
Report and correct, or arrange for correction of any unsafe condition, violation of building code, OSHA rule, etc. - Follow all policies and procedures related to entering a resident’s apartment for any reason without exception.
- Prepare apartments for new tenants when turnover occurs. Completes all cleaning and repairs necessary, or arranges repairs through the maintenance supervisor when necessary.
- Maintain and wears the company provided uniform during all scheduled work time. Must also furnish and wear steel toe safety shoes during all scheduled work time.
- Complete all work orders received in the business office up to one-half hour before the end of the working day, unless there are extenuating circumstances.
- Performs any and all other duties as assigned by the Maintenance Supervisor, Director of HUD Housing, Assistant Director of HUD Housing and/or other appropriate St. Andrew’s Management personnel.
Qualifications:
Must be able to perform the listed duties and functions, independent of continual supervision. Must be able to understand and follow, both written and verbal instructions. Must have a basic knowledge of simple electrical, plumbing, carpentry, drywall, painting and general maintenance. Must know general cleaning techniques for both hard surface and carpeted floors. Must be able to perform basic grounds maintenance.
